Harlequin business park first phase fully let

Phase One of Harlequin Office Park at Emersons Green in North Bristol has been fully occupied - within a year of being completed - and marketing of Phase Two is now underway.

The three two and three-storey office buildings comprise 54,177 sq ft were speculatively built by developer Shepherd Developments in association with Bell Hammer.

The 27,000 sq ft H1 and 11,000 sq ft H2 buildings have now been let to MITIE Group PLC while the 15,750 sq ft H3 building has been sold to Avon and Somerset Constabulary.

Nick Child, Director at Shepherd Developments, said: "We are delighted with these transactions and the remarkable speed at which Phase One has become occupied considering the difficult market".
Patrick Davis of development partner Bell Hammer added, "It does demonstrate that quality location and buildings remain attractive even in a downturn".
Now the developers are seeking occupiers for the first site in Phase Two of the Harlequin Development, a plot for a 32,000 sq ft building, which could be built as two offices if preferred.
Property consultants DTZ and King Sturge are jointly marketing the development, and are quoting rents of £22.50 per sq ft.

Ian Wills of King Sturge said: "The occupation of Phase One means that more than half of the new Grade A office space in North Bristol has now been taken within the past year so with supply diminishing the Phase Two Harlequin land becomes even more attractive."

He believes the area is further enhanced by news that funding for the nearby Spark, Bristol's Science Park, is secured and construction of the National Composite Centre and Innovation will start shortly.

The eight-acre Harlequin Office Park is at the gateway to Emersons Green, and will ultimately comprise an office park of approximately 136,000 sq ft set within a high quality landscaped environment.
