Shepherd Developments buys Leeds Industrial Site
Shepherd Developments has acquired a 5.4 acre site for an 80,000 Ft² industrial/warehousing scheme at Pudsey, Leeds for around £750,000.
The site was formerly occupied by the Flexiform Factory, at Richardshaw Road on the Grangefield Industrial Estate. Shepherd is to make an early Planning Application for a number of state of the art buildings with large service yards and on-site parking. Units will range from 7,500 Ft² to 30,000 Ft². It is likely that the initial phase will offer units of 7,500, 20,000 and 15,000 Ft².
No rents are currently being quoted, although it is anticipated that these will be in line with market levels.
Grangefield Industrial Estate is well situated on the west side of Leeds, between Leeds and Bradford, with direct access onto the Stanningley Bypass (A647) which in turn gives access onto the Ring Road to the M61 Motorway. The Shepherd scheme will create a high quality development within this well established industrial estate.
Commenting on the acquisition, Nick Child, Regional Director of Shepherd Developments said: "There is excellent demand for quality industrial/distribution facilities in the right location. In recent years there have been few opportunities to acquire land for this type of development around Leeds as many of the sites have gone for higher value competing uses. We feel this site offers good access to road networks and prominence to the Stanningley Bypass. We expect the first units to come on stream in 8 - 9 months time."
