Unique Distribution Opportunity at A1M1 Link

The latest completed phase of the highly successful A1M1 Link distribution and industrial development at Thrapston, on the A14 trunk route mid way between the M1 and the A1, provides an uniquely attractive opportunity for a volume distribution operator requiring a new, high specification 83,700 sq ft (7,776 m2) high bay warehouse facility.

This latest unit at A1M1 Link is offered by Shepherd Developments, ready to move in, at the highly competitive rental of £3.95 per sq ft for a 15 year lease. This is the only comparable new facility currently available on the A14 corridor and terms compare extremely favourably with less strategically placed properties in nearby Kettering, Northampton and Wellingborough.

The tenant will benefit from a clear eaves height of 32 ft 9 ins (10 metres) to the 78,394 sq ft (7,283 m2) warehouse which has a 1,045 lbs/sq ft (50 KN/m2) floor loading. A combination of 6 tail dock loading and 2 level access doors served from a fully enclosed 164 ft (50 metres) deep service yard facilitate high volume goods traffic.

Warehousing is complemented by 5,166 sq ft (480 m2) of fully fitted offices, on two floors, and 77 car parking spaces within the 4.8 acre site.

A1M1 Link is a joint development by Shepherd Developments and Parlison Properties and has already attracted over one million sq ft of lettings within three years to distribution occupiers including Ikea, Superior Group, Avandero and International Paper Containers. This makes A1M1 Link probably the most successful new distribution location in the UK.

The new unit has been developed by Shepherd Developments' Birmingham office (Tel: 0121 236 4422). Letting Agents are Lambert Smith Hampton (Tel: 01604 233123), Fuller Peiser (Tel: 020 7499 8931) and Insignia Richard Ellis (Tel: 020 7629 6290).
