Strong Foundations for Shepherd's City Square Project

Major piling operations are currently underway at Shepherd Construction's prestigious 'City Square' contract, located at the heart of Liverpool's Central Business District. These will form the basement walls of the new 146,000ft2 office building, which will comprise 6 floors of offices, plus basement car parking.

Over an intensive seven-week programme, approximately 260 wall piles are being constructed, 600mm to 750mm in diameter, which form a wall for the bulk excavation and construction. A further 85 bearing piles, each 600mm to 900mm in diameter are also being installed.

Shepherd is working closely alongside Simplex, the piling contractor, throughout the programme. Careful logistical planning has been essential as the new building will be over a subterranean escalator shaft for the Merseyrail Underground system. This has prevented the installation of the bearing piles in their usual location, and instead 5 wide diameter bored transfer piles, ranging from 1050 to 2400mm, and up to 38 metres in depth are being constructed.

City Square is located at a busy road junction, on the corner of Tithebarn Street and Moorfields and for the duration of the project a traffic management plan has been put into operation, to ensure minimum disruption to pedestrians as well as to the busy traffic flow.

Construction of the project began in March 2003. With a total floor area of 12,861m2, facilities comprise fully glazed comfort-cooled offices to the front, a feature atrium, a 10-metre high warehouse with ten loading doors, and car parking for 131 cars. The property is available either for rent or sale.

The project is a joint venture between Scarborough Development Group, Shepherd Developments and Liverpool City Council. Approximately 70% of the development has already been prelet to the Liverpool Department for Constitutional Affairs. The development will centre all civil court operations around Merseyside in one location, bringing together the new civil and family justice centre which brings together all the civil courts and the family aspect of Liverpool magistrates' courts for the first time.

The £15.5m project is due for completion in June 2005.
