Work Starts on the largest speculative industrial unit in Yorkshire
Construction work has started on a new speculative 140,000 sq ft industrial development, Tranmoor Point at Yorkshire Forward's West Moor Park, in Doncaster. It is thought to be the largest speculative warehouse currently being built in the entire Yorkshire region. Developer Teesshep, a joint venture between national developer Scarborough Development Group plc and Shepherd Developments will complete the scheme in Autumn 2003.
The property, on a 6.15 acres (2.49 hectares) site, comprises a 120,000 sq ft (11,148 m²) high quality warehouse building, 20,000 sq ft (1,858 m²) of office space over three storeys and 131 car parking spaces. West Moor Park is immediately adjacent to Junction 4 of the M18, giving easy access to the national motorway network. The park has already attracted a number of national and international occupiers such as IKEA and Fellowes.
The development is being part financed by the European Regional Development Fund via Objective 1 South Yorkshire. The development has been facilitated from the sale of land by Renaissance South Yorkshire to Teesshep, as part of its wider plans to encourage development and inward investment into South Yorkshire.
Jones Lang LaSalle's Leeds office is offering the property at an asking rent of £4.25 per sq ft although offers for the freehold will be considered.
This is the second warehouse currently developed by Scarborough Development Group plc in Doncaster. Two months ago, the Company announced the largest UK pre-let of a distribution warehouse to B&Q, at Redhouse Interchange. Construction has since started on site with completion early in 2004.
David Wells of Scarborough Development Group plc, commented: "This is the only speculatively constructed development of this size in Yorkshire at the moment. Speculative industrial units have had a great appeal among occupiers recently. The industrial market is robust in South Yorkshire and we are trying to respond to the demand for new space."
Nick Child, Director of Shepherd Development Company Limited said: "West Moor Park is well situated, being close to Junction 4 of the M18 and has been successful in attracting leading companies such as IKEA, Fellowes and Next. In fact I wouldn't be surprised if Doncaster was seeing greater take up than Leeds, especially of large units."
