Aspect Underlines Doncaster's Renaissance
Work has now been completed on Aspect, the third phase of the acclaimed West Moor Park development at Junction 4 of the M18 near Doncaster. It is now ready for immediate occupation on leasehold or freehold terms.
Aspect, which is a joint venture between Scarborough Development Group and Shepherd Developments, comprises a warehouse or production unit of about 123,000 sq ft, which includes 5,000 sq ft of offices.
Phase1 (157,000 sq ft) of West Moor Park was pre-let to the American company Fellowes and Phase 2, at 140,000 sq ft, is the largest speculative warehouse ever built in South Yorkshire. It was successfully sold to the Irish company Anglo Beef Processors and nominated in the IAS /OAS Awards for the best speculative industrial award in 2004.
West Moor Park is now nearly full and includes very large distribution units for IKEA and Next.
Andrew Crowther, the associate director of Scarborough Development Group, commented: "Aspect not only provides all the functions expected from a high-quality warehouse facility but also fulfils the requirements for an associated regional or headquarters office facility.
"West Moor Park continues to attract major retail distributors due to its accessibility to and from the M18, which can be highlighted by Ikea's recent decision to expand their adjacent existing regional warehouse facility. This ongoing perception of the location is certainly encouraging for us especially when coupled with the success of our previous three phases of development here. "
Richard Squire, the development manager of Shepherd Developments, commented: "The unprecedented success so far of West Moor Park is a graphic illustration of the renaissance of the South Yorkshire region during the past five years. There has been lots of interest shown in Aspect and viewings can be conducted on site by appointment."
He added: "Indeed South Yorkshire is now so well served by rail, road and air that it wouldn't surprise me if there is a bigger take-up there than in West Yorkshire, especially of larger industrial units. Rents are healthy as a consequence and we will be looking at £4.50 per sq ft for Aspect - or £55 per sq ft freehold".
The joint agents for the Aspect development are Jones Lang Lasalle and GVA Grimley.
