THE FINAL PHASE OF WEST MOOR PARK IS COMPLETED
Quattro, the high-quality fourth and final phase of the acclaimed West Moor Park development at Junction 4 of the M18 near Doncaster, has been completed and is ready for occupation.
The state-of-the-art property, which is a speculative joint venture between Scarborough Development Group and Shepherd Developments, comprises a warehouse or production unit of about 163,000 sq ft, which includes 7,500 sq ft of offices. It is available to buy or to rent.
Richard Squire, the project director of Shepherd Developments, commented: "We are extremely excited about Quattro, which has already attracted a great deal of interest. One of its advantages is that we can sell freehold, when many other developers aren't able to".
He explained: "It is of a very high standard architecturally, featuring a great front facade in a Dutch brick, whilst the entrance, toilets, kitchen and offices will be fantastic, as good as any grade A offices. Indeed we hired an interior designer, which is unusual for a warehouse development".
West Moor Park is now a very well established as a "prime location" in the Doncaster area and, indeed, in the whole of the Yorkshire and Humber region.
Andrew Crowther, associate director of the Scarborough Development Group, commented: "The growth and popularity of the M18 corridor over the last few years Park - highlighted by both IKEA and Next undertaking significant extensions to their existing units - has been a key factor in the success of West Moor Park".

Phase1 (190,000 sq ft) of West Moor Park was pre-let to the American company Fellowes and Phase 2, at 140,000 sq ft, was the largest speculative warehouse ever built in South Yorkshire at the time in 2003. It was successfully sold to the Irish company Anglo Beef Processors and nominated in the IAS /OAS Awards for the best speculative industrial award in 2004. Phase 3, the 123,000 sq ft Aspect building was sold to IM Properties for £6.735 million within eight weeks of completion.
West Moor Park is now nearly full and includes very large distribution units for IKEA and Next.
